電子商務對辦公室租金、區位與空間需求影響之研究— 以台北都會區為例The Influence of Electronic Commerce on the Rental, Location and Space Demand of Offices--The Case of the Taipei Megalopolis
電子商務對實體辦公室的影響,是威脅取代或相輔相成,迄今論點分歧,且缺乏實證論述。是以本文應用電子商務中營業資訊、線上訂貨與電子交易轉帳功能,試圖釐清對辦公室租金、區位和空間需求之影響。本文以民國九十年台閩地區工商普查資料進行實證分析,研究對象為金融業與服務業(本文依行業別又細分為金融業、不動產業、專技業、電腦業與顧問業)之營業辦公室場所,研究地理範圍為台北都會區。研究發現,辦公室應用電子商務的程度仍然偏低,但已明顯影響實體辦公室的空間需求,特別是金融業、電腦業和顧問業;對於辦公室整體租金或區位的影響雖然仍極為有限,但對金融業與不動產業的租金水準則有顯著提升;研究對象中,以金融業辦公室受電子商務的影響程度最深,未來實體辦公室活動仍將持續蓬勃發展。

E-commerce has been viewed as being either a threat or a way of providing a more effective service for physical office activities, thus giving rise to a controversy that the relevant literature has so far failed to discuss. Therefore, the aim of this paper is to explore the objective relationship between physical office activities and E-commerce by taking into account its functions, such as relevant business information provided, on-line orders, and account transfers involving electronic transactions. The data are obtained from the “Industry and Commerce General Survey” (2001), compiled by the Directorate-General of Budget, Accounting and Statistics, Executive Yuan, R.O.C., and applied to analyze how E-commerce has influenced the financial and service industries in the Taipei megalopolis. The results of the empirical studies indicate that there is not enough evidence to suggest that E-commerce could substitute for physical office activities. The functions of E-commerce cause the demand for space to increase in the financial, computer and consulting sectors. However, we seem to be unable to prove that e-commerce has an effect on office rental and location.
