購屋貸款提前清償行為之研究Mortgage Borrowers'Prepayment Behavior in Taiwan

研究對銀行資金之流動性至屬重要,且對未來不動產抵押債權證券鍵性的影響本文主要在探對台灣購屋貸款借款人選擇提前清償行為之影因量清下通研究問題:「什麼様的家戶,買什麼地區的房子,在什麼樣的貨款條件下,會擇提前清償行為?」。文利用台灣土地銀行之資料,以Logit模型進行實證分析。結果顯示:借款人選擇提客因素,碴有顯著的不同。而決定選擇提前清償購屋貸款行為,受到婚姻狀況、年齡、教育程度、職業、年收入、屋齡、地區別、建物型態、貨款成數、借款金額、借款期限、契約利率等因素影響。

Prepayment study is a very important issue to the liquidity of bank. It also has the key intluence on the mortgage-backed security in Taiwan in the future. This paper diseusses the intluential factors of mortgage prepayment. We try to clarify the following question: "What kind of households where they buy their houses under what kind of loan conditions, they tend to choose their mortgage prepayment?" This paper used a data see of the Land Bank of T'ai wan and analyzed the empirical results by the Logit model. The results of this rescarch indicate how these key factors of borrower affecting prepayment . In conclusion, the decision behavior of prepayment is significantly influenced by married status, age, education, oceupation, income, bousing age, region location, housing type, loan-to-value, loan amount, loan period, contract rate etc..
